Duke starts with the facts that shape financing fit. The relevant measures differ across Single-Family Investment, Multifamily, Commercial Real Estate and SBA scenarios.

Borrower experience, liquidity and net worth where relevant, supported cash flow or NOI, leverage and debt service.

Business plan, timeline, documentation readiness, transaction risks and a credible sale, refinance or repayment path.

Structure First

A lender list is not a financing strategy.

The request should support the asset or business, sponsor capacity, use of proceeds, cash flow, execution needs and a realistic repayment or exit. Duke considers leverage, debt service, term, recourse and timing together before deciding which financing channels merit review.

Capital Channels

Evaluate fit, then approach sources.

Duke sources and coordinates appropriate capital on brokered Multifamily, CRE and SBA transactions. Channel selection depends on the specific request; these paths are not interchangeable or available to every borrower.

Bank and institutional

Evaluate the asset, sponsor and request against relevant bank or institutional underwriting.

Private credit

Consider a transitional or transaction-specific path when its structure fits the business plan and repayment strategy.

Agency / HUD

Review applicable multifamily program paths through appropriate originating lenders when the property and sponsor warrant it.

SBA lending

For eligible operating-business needs, assess an appropriate 7(a) lender or 504 CDC and private-sector lender path.

Position & Document

Make the request legible.

Realistic positioning means stating the transaction purpose, supported economics, borrower or sponsor background, capital need and intended exit clearly. Duke identifies missing information and helps organize the package before and during capital-source review. Document requests depend on the product and transaction; confidential files belong in a separate approved process, not on this public website.

Coordination & Execution

Stay engaged when the questions become specific.

Duke helps coordinate lender or capital-source conversations, term review, diligence, conditions and emerging issues. Clear communication with borrowers and referring professionals matters as the request develops.
